RURAL

We operate in the rural real estate market with a focus on agribusiness and strategic assets linked to the natural resources of Argentine Patagonia.

We focus on identifying, analyzing, and brokering farms and ranches through a strategic approach that considers both their current attributes and their development potential within evolving production models. This allows us to assess land value from a dynamic perspective, aligned with productive trends and global demand.

Argentine Patagonia offers unique conditions on an international scale, including a distinctive phytosanitary status, exceptional natural resources, and an environment well suited to the development of large-scale sustainable projects. In this context, for every sale or acquisition, we assess each property’s potential based on the region’s main productive opportunities, including livestock, fruit production, forestry, energy, tourism, and export-oriented agribusiness.

  • Export-oriented agribusiness: Productive suitability analysis based on the region’s sanitary and climatic advantages, with a focus on international markets.

  • High-quality olive growing: Recent scientific advances have expanded the olive-growing frontier into Argentine Patagonia. We assess soils, water resources, and climatic conditions for super-intensive olive plantations aimed at certified organic production of Extra Virgin Olive Oil (EVOO) of the highest quality, considered nutraceutical-grade, including the feasibility of related projects such as carbon credits.

  • Aromatic and specialty crops: Identification of suitable land and water resources for species adapted to Patagonian conditions, targeting the essential oils, pharmaceutical, and food industries.

  • Cool-climate viticulture: Feasibility analysis for frontier vineyards and boutique developments oriented toward export markets.

  • Livestock production: Integration with traditional sheep and cattle systems, evaluating complementarities with other activities under a multifunctional agricultural approach.

  • Marine biotechnology and aquaculture: Evaluation of properties with coastal access or suitable connectivity for the development of projects related to marine biomass, algae, and aquaculture production.

  • Renewable energy: Assessment of the potential for wind power developments and their integration with larger-scale projects such as green hydrogen production and its derivatives.

  • Knowledge economy and technological infrastructure: Evaluation of conditions for the installation of data centers and technology projects, leveraging climatic advantages and renewable electricity generation.

  • Carbon capture: Identification of land suitable for conservation projects, reforestation, and carbon credit generation.

  • Forestry and timber industry: Suitability analysis in pre-Andean areas with potential for large-scale forestry developments.

  • High-end tourism: Evaluation of properties with distinctive features for the development of international-standard tourism and hospitality projects.

Our work, especially in the agricultural and livestock sector, is supported by highly specialized technical teams that prepare pre-feasibility analyses and reports, enabling each transaction to be backed by clear and verifiable information for both sales processes and investment decision-making.

Land is the cornerstone of any productive venture. Accordingly, we advise investors in the identification and acquisition of rural properties suited to their strategic objectives, through preliminary assessments focused on each asset’s operational suitability, production capacity, and development potential, all before acquisition.

If you are considering selling your farm or ranch, or investing in Argentine Patagonia with a long-term strategic vision, we invite you to contact us and learn more about our approach.

    URBAN

In the urban segment, we are highly specialized in the appraisal, sale, and leasing of commercial real estate, including large-scale retail spaces suitable for hypermarkets, industrial sites, warehouses, retail units, and office properties. We have proven experience structuring complex commercial lease agreements that require significant pre-occupancy construction works, including building plan modifications and, during the term of the lease, the execution of specialized inspections and maintenance by authorized providers for industrial systems and equipment (electrical installations, overhead cranes and safety certifications, compressor rooms, HVAC systems, fixed and mobile fire protection systems, elevators, power generators, food-service equipment, among others). We focus on landlord risk analysis and mitigation, incorporating specific contractual provisions to ensure compliance with municipal, provincial, and national environmental regulations when tenants are registered as hazardous waste generators (including used oils and filters from combustion engines, batteries, pathological waste, chemicals, and other contaminants), considering that a property returned at the end of a lease with any form of contamination may entail substantial remediation costs for the owner. At the leasing stage, we conduct property valuations to require tenants to secure top-tier insurance providers, including fire and third-party liability coverage with accurate and current insured values for each asset. We provide comprehensive advisory services to property owners on legal, technical, and tax matters that must be addressed prior to offering a property for sale or executing a commercial lease agreement, ensuring full asset protection and successful outcomes for all parties involved. We believe that only lease agreements and purchase contracts drafted with the highest level of detail and precision, covering as many general and specific scenarios as possible, can effectively prevent disputes between the parties. We have successfully structured complex long-term commercial leases with leading companies, with terms of 5 and 10 years, which—despite Argentina’s ongoing macroeconomic volatility and inflation—have maintained rental values fully updated through adjustment formulas aligned with economic reality, ensuring that upon expiration, rents remained at market levels rather than becoming outdated or undervalued, as often occurs in long-term agreements to the detriment of property owners.

We also specialize in the appraisal and sale of large land parcels suitable for urban developments, extensive plots in areas such as Cordón Forestal and Bella Vista for multiple uses, and properties located along Routes 3 and 26 suitable for commercial and logistics developments. If you are considering selling or leasing your property, we invite you to contact us and experience our professionalism and expertise.
