URBAN
In the urban segment, we are highly specialized in the appraisal, sale, and leasing of commercial real estate, including large-scale retail spaces suitable for hypermarkets, industrial sites, warehouses, retail units, and office properties. We have proven experience structuring complex commercial lease agreements that require significant pre-occupancy construction works, including building plan modifications and, during the term of the lease, the execution of specialized inspections and maintenance by authorized providers for industrial systems and equipment (electrical installations, overhead cranes and safety certifications, compressor rooms, HVAC systems, fixed and mobile fire protection systems, elevators, power generators, food-service equipment, among others). We focus on landlord risk analysis and mitigation, incorporating specific contractual provisions to ensure compliance with municipal, provincial, and national environmental regulations when tenants are registered as hazardous waste generators (including used oils and filters from combustion engines, batteries, pathological waste, chemicals, and other contaminants), considering that a property returned at the end of a lease with any form of contamination may entail substantial remediation costs for the owner. At the leasing stage, we conduct property valuations to require tenants to secure top-tier insurance providers, including fire and third-party liability coverage with accurate and current insured values for each asset. We provide comprehensive advisory services to property owners on legal, technical, and tax matters that must be addressed prior to offering a property for sale or executing a commercial lease agreement, ensuring full asset protection and successful outcomes for all parties involved. We believe that only lease agreements and purchase contracts drafted with the highest level of detail and precision, covering as many general and specific scenarios as possible, can effectively prevent disputes between the parties. We have successfully structured complex long-term commercial leases with leading companies, with terms of 5 and 10 years, which—despite Argentina’s ongoing macroeconomic volatility and inflation—have maintained rental values fully updated through adjustment formulas aligned with economic reality, ensuring that upon expiration, rents remained at market levels rather than becoming outdated or undervalued, as often occurs in long-term agreements to the detriment of property owners.
